Buying a home is so exciting, but it can also be daunting. I know firsthand because I went through the process about 18 months ago. I live in Dallas, a bustling real estate market. You’d think that the process to home ownership would be seamless in such a big city but I felt pretty intimidated throughout the experience.
We did end up in a beautiful home but if I had to do it all over again there are a couple of things that I would do differently.
First of all, I would take better notes at each house I toured because mine were very unorganized. I used print outs from the online MLS listings and I took those with me from house to house. What I really needed, however, was a checklist. So I created one for you.
This House Hunt Checklist is based on my personal experience. I have found some more detailed checklists online but I think that this one has just the right amount of information and plenty of room for notes. I also added a grading system at the bottom. I would tell my husband, “I give that house a B+” and so on based on my overall impression. Grading houses helped me keep track of which homes I liked better than others long after I had visited them.
Secondly, I would get more familiar with mortgage lenders. We didn’t research this much before we started looking at houses so we took a lender based on the recommendation of our realtor. The lending process with this company was lengthy, complicated, and irritating. I spent countless hours at our lender’s office because nothing was digitized. It ruined the enthusiasm we had for purchasing a new home.
Next time around I plan to borrow from Capital One Home Loans, a completely reimagined, personal and digital home loans experience from Capital One. Customers can pre-qualify in minutes from any device, apply online, upload documents and digitally track progress from application to closing. It also includes personalized service from a dedicated loan officer when you need it. My favorite part are the tools. They allow customers to make adjustments (home price, down payment, mortgage type) to see how much they can afford – including estimated monthly payment and APR in real time. This sure would have come in handy! Check out this Capital One Home Loans “What to Expect Brochure” for more info.
If you are in the market for a new home, consider attending a free, public Open House event on Saturday, December 12 at the Stonebriar Centre mall in Frisco, TX. Capital One Home Loans is partnering with Jillian Harris and Todd Talbot, stars from HGTV’s Love It or List It, Too, and they’ll be sharing do-it-yourself tips and tricks for simplifying the entire home buying and owning process.
